Our Process

We understand that for many people, searching for a property, attending inspections, and bidding at auction or submitting offers can be extremely time consuming and stressful. That’s why at BIG Property Investments our goal is to make the process of finding your ideal property as easy as possible by taking all the day to day tasks out of your hands. At the same time, we will keep you informed and updated throughout every step of the process, so that you can make informed decisions.

Our process is broken into three key steps: Searching, Assessing, and Negotiating. We also understand each situation is unique and we can tailor our services to suit your needs.

1. Searching

BIG Property Investments will save you invaluable time by undertaking all the leg work required to find your perfect property. We will source available databases as well as utilize our industry contacts to uncover property that is not yet available to the public. We work tirelessly to ensure that you’ll see the most suitable and best available properties.

2. Assessing

Our extensive due diligence includes a detailed property and price analysis report, which enables you to establish what a property is worth before starting the negotiation process, to ensure you have an accurate understanding of the market value of a property. We can also organize Building and Pest Inspections, and a review of the contract documentation by your Conveyancer or Solicitor.

3. Negotiation

Our property expert team use their extensive experience in negotiation to secure your property at the best possible price, with the best possible conditions, irrespective of the method of sale. We are committed to representing your needs and will fight to get you the best outcome.

Our Buyer Agent Services & Fees:

Our fees are always agreed on in advance and are based on your estimated budget as opposed to the actual sale price. The fee is a minimum of $5,000 and a maximum of $10,000. That gives you peace of mind that we are not encouraging you to pay a higher price. We believe in absolute transparency.

1. Full Premium Service – Search, Assess & Negotiate

Our full service includes weekly searching of the internet and sourcing off-market properties, unlimited inspections, full assessment with detailed reports and negotiating the successful purchase. We keep working until a property has been purchased.

2. Assess & Negotiate Only

The assess and negotiate service is suitable if you’d like to do the property search for yourself or have already found the property you would like to buy. We then inspect the property, prepare a detailed Property and Price Analysis and negotiate the purchase. The fee is a minimum of $2,000 and a maximum of $5,000.

3. Auction Bidding Only

This service is for those who are uncomfortable with the auction bidding process or are simply not going to be available on the day of the auction.

Auction bidding fees are payable in advance of auction day and are payable regardless of outcome. Our fees for auction bidding fall within a range of $500-$1,000 depending on what your requirements are and if you need us to inspect the property before the auction.
